It's been a while since my last post and I have some fun additions for you.  Lucky number 13!

Is that a chalk outline they are trying to hide??

Top Five Tips - Real Estate Photos

Recently my husband and I decided to put our home on the market so we could move closer to my parents. We'd both sold houses before and the experience did not go well.  We wanted to sell quickly, get a fair price, and have it be as painless as possible.  For this to happen, what did we need to do to prepare our home for sale? Did the scratches on the shoe mold need to be sanded and painted OR completely replaced ALL OVER THE HOUSE?  Did I need to get rid of the popcorn ceiling? What about replacing fixtures to current trends?  I felt quite overwhelmed at what I though we'd need to do.

I needed a plan.

House Stalking - 12

It's been a few weeks since my last post.  Moving is hell.  Especially with 3 year old twins.

We've moved into the house we'll be renting for the 18 months, but we're still living out of boxes.  Hubs has a PhD.  He didn't label ONE BOX.

Me: Honey, Where's the silverware?
Hubs: It's over in that pile of boxes (gesturing in some general direction)... somewhere.

So, here is what I've accumulated in the past couple of weeks:

White Rock Lake Artist Studio Tour 2013

On Saturday, October 12th, my good friends Rita, A Tad Off Center, Cindy, Art Haus Gardens, and I went on the FREE, self-paced, White Rock Lake Artist Studio Tour.  Every year in the fall the participating artists in neighborhoods near White Rock Lake open their studios to the public.  Their mission is to open connections and understanding about art and artists who work in our community.

House Stalking - 11

"Crackle paint is perfect for giving old items new life or creating a brand new project". I think they did it wrong.

Kitchen Remodel

Hubs and I remodeled our kitchen back in 2009 (I think) before we had the twins.  I was VERY proud of it.  We did it ourselves and saved a few pennies.  You can read about it HERE and see before and after pictures.  You can see the MLS pictures of our kitchen HERE.

Today I found this picture (below) of a listing in a neighborhood close to our house.

It's nearly EXACTLY our kitchen layout... but the house is listed at 3xs the listing price of our house!  I like their kitchen better, but I'm sure it came with a price tag and we only spent around $600.00.  Please tell me I did good.  And then tell me I'm pretty.

Makeover: Delapidated Detached Garage to Man Cave

My good friend, Rita over at A Tad Off Center, shared her detached garage makeover with me.  The new MAN CAVE was created to house her husband's three bikes.  No, I don't know if "BIKE" is the correct term and, it should go without saying, that I have no idea what kind of "bikes" they are.  Regardless of my ignorance I was so blown away with the new garage that I NEEDED to feature it here.  (And YES Rita, it belongs in your portfolio)

The garage was old and had been neglected by the previous owners. It had no foundation and the interior needed some major TLC.  Oddly, the roof was new. Priorities.

Here is a shot of the work in progress

And here is the finished product

Camp Jackson Hole

Luxurious Jackson Hole Estate for sale

Yes, it's 15.9 MILLION dollars.  However, this is what I think might be my dream vacation home.  I don't suppose I could live here because, blizzards.  It's in Jackson Hole, Wyoming, and I hear it gets cold.  However, if I were the last person on Earth and I had to go somewhere, it might be here.  Yes, I'll freeze, or starve, or go mad, or whatever, but it's my fantasy.

It's a 17,538 SF, custom built (duh) log home that abuts the Grand Teton National Park.  The views are OMG-MAZING.

House Stalking - 9

This week we are in the option period of selling the house and looked at lots of rentals in Rockwall!  I also found these on the MLS :-)

House Stalking - 8

This week has been stressful.  We had several showings of the house and got an offer this evening.  Do you know how hard it is to keep a house clean with two 3-year olds?  We countered and are waiting to hear what they say.

One fun thing that happened was that Julia over at Hooked On Houses featured our house on her blog - Real Estate Sampler.  I was giddy. :-)

While things have been hectic, I did find time to start my facebook page.  You can see it here:

I also managed to find time to find these real estate photos.  Enjoy!

House For Sale

The Hubs and I have been working hard to get our house listed for sale.  We worked day and night and spent a bit of money to stage it properly.  I think it looks fantastic!  Now that we have it up for sale, it looks like we've always wanted it to be.  Ironic.  I know.

Here is our listing, for as long as it's active.  BUT I wanted to massage the pictures just a bit and have them forever as a record of where we lived when the twins were born.  Maybe one day they'll care!

We live in the Woodbridge Estates in Dallas, Texas.

House Stalking - 7

We've been busy getting our house ready for sale, so I've been neglecting my blog.  However, I've found a few minutes to post these lovelies.  I've collected a few - all currently for sale in the DFW area!
I like that you can take a meeting and go straight to bed.

Rockwall - House Stalking - 6

We're looking at buying a house in Rockwall, so all these came from houses for sale there.

How would you make French toast in this kitchen??

Tip #2

When selling your home, it's important to show that your tub holds water.

House Tip #1

I'm sometimes baffled by what people decide is important to photograph for their listings, so I'm starting a new project...

Kitchens and Bathrooms

This week, while stalking homes for sale, I found these gems...

I don't think I'd like to use those steps... especially wet!   I guess you could dry off with the toilet paper.

Sometimes I run across pictures that make no sense.
This picture has part of a thumb obscuring the image.  And it's the cover picture for this house on the real estate page!

The Dishwasher

You know this is a pet peeve of mine now.  I've found another dishwasher that is inconvenient.

I'd like to think I wouldn't mind so much if these houses weren't listed at close to $400,000.00!!!

Toilets and People

If you'd really like to sell your home there are a few things you might like to do before you photograph your house.
Like close the toilet seat.

House Stalking - 5

The fun never stops!
I'll have a hotdog... and a pepsi.

House Stalking - 4

I'm really quite amazed at some of the thing I find while stalking.  These came from different houses, but all in the DFW area.
I'd be afraid to sit on the end of this bed.  The pillows could end up across the house :-)

A House Done Right

This house in Irving is GORGEOUS.  I can't find a thing wrong with it.  Well, it's too expensive, but aside from that this is a beautifully done home.

This is a 4 bedroom/4 bath house and it's 3,979 SF. Listing prince is $624,000.00

The front view is unassuming with a Mediterranean feel

Blast From The Past

Do you remember "Blast From The Past" with Brandon Fraser?  The family goes underground into their home-like bomb shelter for 35 years believing they are the sole survivor of a nuclear war.  When they emerge, their home is unchanged from the year 1962, yet the world has changed drastically.

When I saw this house, this movie immediately popped into my head.  Below is the Ebby.com link (for as long as it's active)

And here are my favorite shots of the house:

House Stalking - 3

I spend too much time on ebby.com.  I've found more DIY gone wrong - or simply bad design.

Where is the front door?  How will the pizza guy deliver dinner???

House Stalking - 2

I'm at it again.  I found this one, which I confess baffles me.  The oven is in the living room next to the fireplace.  And there is something in between them which I can't begin to guess at.  I'm assuming it's another piece of cooking equipment.  But I suppose it could be a candle maker...

House Stalking - 1

I've been house stalking late at night :-)  I make fun of that which I can't afford.

This house is on the market selling for $165.24/SF in The Meadows.  Does anyone see anything... wrong?

This house is on Monticello (M Streets) selling for $216.99/SF.  Afterthought?
